Home improvements can be costly - so how to find the best loan?
When you want to improve your home, to make some repairs, renovate, or decorate, the only thing that can stop you is if you are short on cash; a home improvement loan might just be what you need to renovate or restyle your property. Home improvements can be costly, involving contractors, supplies, and tradesmen such as carpenters, plumbers, roofers, and electricians.
This type of home improvement loan has only one purpose, to improve your home but fortunately you do have the option of it either being a secured loan on your property or a loan where no security is required. When a homeowner has only just purchase the home, they are still able to arrange a loan, subject to their status of course. Fortunately for the homeowner, a non-equity based financing arrangement is available with a fifteen year repayment term if required.
However, one stipulation for a zero equity finance arrangement is that the combined income of the owners reaches a specified limit but it must not be greater than the limit imposed by the county where they live. Whilst the lenders do not hand over the money without making some checks first about the property and the applicant, these are just to provide some security for the lender as these loans are processed quite quickly.
The difference with a secured home improvement loan means the value of the property is taken into account so when there is spare equity, the loan is basically taken out of this. There are benefits to arranging a secured loan though as they generally have a lower rate of interest so reducing the monthly payments and although they are relatively hassle free, they are not another mortgage on the property.
This is not an open ended finance agreement and a valuation of your property will be required for a secured loan to be arranged. The lenders need to be assured that there is in fact equity in your property and that any loans already outstanding will not interfere with any new arrangement made by them if they agree to a loan.
All these factors will be considered for putting a loan package together for your consideration. It is never a good idea to lend more than the property is worth although a few lenders do, which often causes problems if property prices fall; fortunately most will only lend to the top value of the property.
When you arrange a loan this way, the lender has a claim on your home should you fail to meet payments, so only borrow judiciously and consider your ability to pay it back. It is never a good idea to borrow more than you can afford to repay, no matter how noble the cause so if your home improvement loan will cause financial hardship, restrict it to cover just essential maintenance.
